As Regional Turn Manager (TM) you will help build and maintain our portfolio of single family homes, create and maintain the high standard set for our finished rental products, and manage all large construction projects. Your responsibilities will include the renovation, rent ready turn oversight and quality of our homes, in a predetermined region to ensure all properties are market ready between occupancy. In this role, you will manage construction teams and field professionals.
Manage vendor affiliates, General Contractors, and Field Techs to ensure completion of initial checklist required to integrate new acquisitions into market ready portfolio.
Oversee general contractors and field techs during construction process on all aspects of scope of work including labor, materials, workmanship, timing, final product, and quality control.
Plan and manage turn, renovation and construction projects schedules in appropriate systems.
The quality of all turn, renovation and construction projects in the assigned region is the complete responsibility of the Turn Manager.
Determine scope of work based on preset standards, individual markets, and properties. This will require intense review of all inspections and coordination with field personnel
Manage contractors and Field Technicians as they relate to turns, renovations and construction projects. This will include periodic site visits to manage progress and quality.
On larger construction projects, milestone inspection for draw payments is required.
Work with Field Technicians on tracking individual and job time management. Maintain status report to track daily/ weekly/ monthly systems.
Create, conduct and assess training as needed for field techs as it relates to this discipline.
Provide operational support related to scheduling, budgeting, and quality control.
Make independent decisions regarding renovations, turn and construction negotiations and other issues within budgeted guidelines as they arise.
Management and oversight of all reporting, material purchase control and other computer work on a daily and weekly basis.
Collaborate with the acquisitions team to ensure efficient and accurate capital expense underwriting takes place.
Review and approve invoices from vendors and General Contractors.
Additional duties as assigned by the National Turn & Construction Manager.
What You Bring
High School Diploma or equivalent required.
5+ year experience in residential construction or residential property maintenance (apartment or single family).
Reliable transportation at all times and the ability to drive 1-2 hours locally to view and inspect properties.
3+ years’ experience managing contractors.
Home inspection experience helpful.
Strong verbal, written, and interpersonal communication skills, along with a "customer service" attitude.
Strong computer software and hardware skills.
Leadership and team management skills.
Problem solving skills.
Proven record in getting residential properties to rent ready status, to high quality standards.
Flexible to work evenings and weekend hours, on rare occasions.
Must have a valid Driver’s License, valid insurance, and reliable transportation.
