Title Curative Specialist - Phoenix, AZ at Zillow

Do you have experience working for a large multi-state title agent or underwriter? The ideal candidate will understand the title search and examination process and have proven expertise in clearance of title defects. They maintain good working relationships with regional counsel of the major underwriters and they can think creatively about how to clear various matters. They can also assist in the design of documentation, job aids and P&Ps.

About the role

Responsibilities include but are not limited to:

  • Review title search documentation and title commitment to confirm necessity of curative activities
  • Perform title curative activities such as obtaining lien releases, reviewing divorce decrees, reviewing trusts and corporate documents
  • Order and follow up on all necessary curative documents
  • Use sound judgement and standard industry practice to eliminate requirements from the title commitment
  • Predict title curative resolution dates, communicate dates to customer facing teams. Maintain hyper sensitivity to those resolution dates and work diligently to meet them
  • Contact underwriters as needed to obtain direction on clearing difficult title defects.
  • Key operating metric – Title claims expense as a ratio of title premium revenue, ensure closing dates are met even with title curative delays

You have excellent interpersonal skills and ability to work cohesively with other team members. You understand the risk/reward tradeoff as it pertains to assessing title issues and moving a transaction to closing. You know that your actions have direct impact on consumers who what to buy or sell a home. You take personally any missed closing dates due to delays in resolving curative matters. You like to be very busy and are not afraid to follow-up repeatedly to get what you need.

Qualifications: ‚Äč

  • 5+ years of experience in the title and settlement business in a multi-state environment
  • Proven experience in title clearing function
  • Full understanding of the application of underwriters’ Mutual Indemnification Agreements (MIA)
  • Ability to think creatively in managing risk associated with clearing title matters
  • Experience and/or licensure in the states of AZ, NV, CA, CO
  • Excellent analytical and problem solving skills
  • Ability to make well-reasoned risk decisions in clearing title defects
